Analysis of the Impact of Urban Regeneration Models on the Vitality of Metropolitan Karaj

Abstract
Karaj metropolis has faced a decline in urban vitality in recent decades due to excessive physical expansion, deterioration of central textures, and decline in the quality of public spaces. The aim of this research is to analyze the impact of different urban regeneration patterns on vitality criteria in Karaj and to explain the effectiveness of physical, social, and economic interventions on improving the quality of public spaces. The research method is based on multi-criteria decision-making, in which the Analytic Hierarchy Process (AHP) method was used to weight the criteria and the VIKOR model was used for ranking. The statistical population includes a group of urban planning experts, and the sample size was randomly selected to be 10 people. The validity of the questionnaire was examined by asking experts for their opinions, and finally, 8 criteria were selected as a pilot for four spatial areas of Karaj. The reliability of the questionnaire was also determined by Cronbach's alpha test and was 0.792. At the end of the calculations, the components of "Parks and public spaces targeted for regeneration in recent years", "Karaj Square area and its surrounding historical-commercial axis", "Martyrs' Walkway (Karaj Square - Taleghani Intersection)" and "Mesbah Neighborhood and its regenerated spaces" were ranked 1 to 4, respectively. It can also be inferred from the findings that projects that were based on the principles of participation, strengthening local identity, improving environmental quality and functional diversity had a more effective impact on increasing presence, social interaction and urban vitality than purely physical interventions.
