Abstract

The image of most Iranian cities like Mashhad as a metropolis indicates not only the contrast between old and new urban textures but also illustrates a new texture of not more than 50 years old whose design is disorganized and disordered. Despite enjoying a detailed plan (1956-91), Piroozi Boulevard in Rezashahr area with residential land use, low density and plots of over 500 m2 is really in a very undesirable situation. The survey of 346 pieces of lands in field work (between Kaveh square and Salman Farsi square) indicates that 56.6% of land uses are residential-commercial and just 29% of them enjoy a recommended land use of detailed plan (residential land use). In addition, most of the plots are the result of dividing500 m2 lands into 250 m2 or smaller ones and just 3.75% of them have remained in accordance with the recommended detailed plan. These facts and figures show nonconformity with the principles of the recommended detailed plan, distorting the expected image of the boulevard. The researchers have recommended three different paradigms for spatial organization of the boulevard in question to conform to its own desirable identity. Thus, the purpose of the suggested paradigm is to restore the expected identity of the boulevard as recommended in the detailed urban plan
