Abstract

Objectives: a house is an essential commodity and basic need of human being, that is, shelter, and in the lack of that human life is jeopardized. A house is the most important commodity for most households. For this reason, a house as a shelter and place of residence, like food and clothing, is a commodity that would not be substituted, and is one of the basic and fundamental needs of humans. This commodity has been one of the main economic and social issues of various societies throughout the entire Human life, and governments have tried to find solutions to this problem through management, planning and policy making.
Methodology: therefore, after identifying the factors influencing land prices to measure the importance of each of the factors affect the implementation of knowledge management due to the relationship between these factors; we used the combination of network analysis and Dematel-ANP. The statistical population of the study consisted of 20 elites (experts and managers of housing and urban planning department, engineering association, municipality; and university professors) in 2017.
Findings and Results: Based on the final matrix derived from the Super Decision software output, the socio-economic factor of the household is of the highest priority and after that, the environmental and physical factors are in the next priority and the access factor is assigned as the least priority. According to the results of the Dematel model, the socio-economic factors of households have the most effect on the whole system.
